How Families Can Budget for HOA Living While Managing a Household Budget:

Spring is a popular time for buying and selling homes, and the warmer weather certainly makes moving a lot easier. Whether you’re looking to buy your first family home, relocating to a new area, or just looking for housing that better fits your changing family’s needs, it’s important to understand your full range of options so you can make an informed decision. And those options may well include communities that have a homeowners’ association, or HOA. Which means HOA fees.

What are HOAs, and why do they charge huge monthly fees?

When I bought my first home (a single-gal condo in the largest HOA community in my area), I initially had no clue what HOAs were, or why I’d be charged these huge monthly fees for the privilege of living in the home I’d purchased. But once I did my research, I realized what a huge advantage HOA communities offered. Depending on the type of community, HOAs and the corresponding monthly fees can cover everything from services (think lawn-mowing and snow-shoveling) and utilities (heat, water, gas, even internet and cable) to access to common areas, such as a pool or community gathering rooms.

When you look at it that way, the monthly fees HOAs charge are actually a super value. But upfront they can seem quite large and scary, especially if you’ve never been part of a HOA before. That’s why it’s important to understand what you’re getting into, and align your family budget accordingly, before you commit to living in a HOA community.

So, although adding monthly HOA dues into your budget may seem like a daunting extra burden, they can really be quite helpful. These funds help pay for landscaping, lighting, security, road maintenance, and community amenities like parks or pools – things YOU don’t have to pay for separately out of pocket!

For families, HOA dues should be treated the same way as other regular bills. In other words, you should plan for them just like any other regular expense, and include them in your monthly household budget along with mortgage payments, utilities, and insurance. And planning for these expenses early helps families avoid financial surprises later.

HOA boards create annual budgets to cover community expenses and long term maintenance needs. These budgets determine how much residents pay in dues each year.

For example, shortly before I moved out of my single-gal condo, our HOA board was having discussion about the fact that our pool had exceeded its 25-year life expectancy by 10 years, and they could no longer put off replacing it. This meant it was time for a special assessment.

While these assessments don’t happen frequently in well-managed communities, families should still be aware that they can and do happen. Usually when there’s a special assessment, you have options of whether to pay a lump sum upfront (which can mean this won’t be hanging over the next owner’s head if you then end up selling your property, which can deter potential buyers), or whether to finance the assessment over time. (Your HOA or local municipality will arrange for financing options for you.)

Just as if you were a homeowner having, say, to replace the liner on your pool (or your furnace, or your hot water heater) on short notice, having a home emergency fund can help households prepare for these situations. Having a dedicated place where you stash funds for “home” emergencies can help you cover the cost of a special assessment, should one pop up, and thereby help you avoid unneeded financial stress.

Balancing HOA Costs With Other Family Expenses

Families often manage many expenses at once. Housing costs, groceries, childcare, transportation, and healthcare all compete for space in the household budget.

Grouping housing related costs together can help simplify financial planning. Mortgage payments, insurance, property taxes, and HOA dues all fall into the same category. When families look at these costs together, they gain a clearer understanding of how much their home truly costs each month.This clarity, in turn, makes it easier to manage spending in other areas of your family’s budget.

At the same time, living in an HOA community can also provide a learning opportunity for children.
